Overview of Leasing Process Steps

Thank you for your interest in renting with us. This document provides an outline of our application and leasing process. If you have any questions, you may email them to leasing@luporealestate.com.

Step 1: Schedule an Apartment Tour

Our units are typically marketed online through major rental platforms (ex. Zillow, MLS) via licensed real estate agents. The agent will be your main point of contact for scheduling a tour, viewing the unit, and assembling the application package. If you see a rental listing and are interested in applying, please set up a tour to view the apartment in-person.

Step 2: Tour Unit

The agent will meet you at the scheduled time and show you the property. Please note, the leasing agent may only show the property, answer questions on the physical space only. Questions on the leasing process and approval qualifications are controlled by this document.

Once the tour is complete and you have reviewed this leasing document, the leasing agent’s responsibilities are complete. The leasing agent is not responsible for reviewing applications or communicating approval criteria.

If you decide to apply the management office will communicate with you regarding your application. Management office staff is responsible for all application reviews.

Step 3: Application Submission Process

If you are interested in applying, please work with the leasing agent to complete the application and required supporting documentation.

Step 4: Application Review and Approval

Once a complete package is received, the management office will review the submission. The review process takes 1-3 business days.

Step 5: Application Approval or Denial

If your application is denied you will receive notification stating the reason(s).

If your application is approved, you will receive notification of acceptance.

The management office will prepare a lease agreement for signature, collect any sums due at signing, and coordinate for keys with your on or ahead of the scheduled move-in date.

Step 6: Move-In

Your lease will contain the management office phone number and email contact information requesting repair or maintenance, asking a lease question, and paying rent.

Remember, you may also be responsible for turning on electric or natural gas utility services.
